Our job is to create, restore and maintain value of your investment through the form and function of our designs. A building is a great asset. Whether owned by a corporation, institution or individual, if neglected, the asset will physically decay and lose a great deal of its value. ALS provides a wide range of services to identify problems, recommend options, and implement solutions that can restore a structure’s integrity and return it to a higher level of value. Water Intrusion Diagnostics/Waterproofing/Roof Design
Our team has over 40 years experience in roofing and waterproofing design and water intrusion diagnostics.  Water is the single most destructive substance over the life of a building. Uncorrected leaks and moisture infiltration can lead to structural damage, interior finish degradation, and the growth of mold and mildew which can result in unhealthy building interiors. 

Forensic Evaluation
Our team of professionals inspects existing structures, documents their condition, and provides recommendations with projected costs for required improvements. This approach may be applicable to potential real estate acquisitions or to a building already owned, but in need of remedial work such as roof or building envelope repairs, mechanical system upgrades, etc. 

Systems Analysis
Outdated building systems – HVAC, plumbing, electrical, data, and communications – can result in poor building performance or even functional obsolescence.  As your architect, we analyze building systems and provide recommendations regarding potential systems modifications or improvements for improved building performance and greater economic return.

Energy Savings
Energy efficient design is extremely important.  It’s required by building codes and vital for maximizing the economic value of building investments. We evaluate alternative building materials and systems to produce high cost-benefit energy savings in existing buildings.  We can perform energy audits to determine incremental energy utilization and identify opportunities for cost-effective modifications, such as additional insulation, thermal windows, higher efficiency HVAC units, low/no-water plumbing fixtures, etc.

Code Compliance
Buildings, even those constructed only a few years ago, may be subject to revised code requirements and expensive modifications. Required upgrades    and related costs are often significant and should be identified early-on, particularly if there will be a change in ownership, occupancy, and/or use. We can evaluate the implications and approximate cost of code-related changes that may be required.
